Do I need planning permission for a garden room?

In most cases you will not need planning permission if it fits within the guidelines and regulations of a permitted development.

 

Your garden room must be no taller than 2.5m (including roof height) if you are building within 2 metres of your boundary and be single storey. Your garden room must also not cover more than 50% of the land around the original house and not be used for sleeping accommodation. It can be used for sleeping accommodation if planning permission is granted for this.

KEY FACTS

Size

  • Be no more than 50% of the overall garden size and be less than 30m² in size. 

  • Be less than 15m² if within 1m of the boundary. 

  • Certain properties with special planning zones, may be restricted to 10m² if positioned closer than 20m to the house.

Border Proximity

  • Garden rooms within 2m of the boundary must be 2.5m in height or under.

  • Garden rooms placed more than 2m from boundary can be up to 4m in height. 

  • ​

Positioning

  • Garden Rooms are only permitted to be at the rear of the property or set back and to the side.
